If you are the owner of a property of any kind, you need a gas safety certificate. It is your responsibility – not the responsibility of the occupants – to ensure that you have a current and valid gas safety certificate at all times. This means organising a gas safety check on an annual basis, which must be carried out by a Gas Safe engineer. The inspection will evaluate the safety of all gas appliances and installations within the property, highlighting issues that need to be addressed where identified. Landlords who fail to meet their gas safety obligations (knowingly or otherwise) face heavy penalties, or even criminal prosecution.
